SHERMAN, Texas (KXII) -- Sherman is home to one of the hottest housing markets in North Texas. Real Estate agents say they love it but every deal starts with a disclaimer.
"Go out, take a look at it because it will be gone within hours," Ebby Halliday realtor Elena said. "Hours not days."
Agents say to either buy the home or say goodbye to it.
"Make sure that you are not just pre-qualified but approved and make sure to send all your documents to the lender because you start looking," Elena said.
The demand for housing in Sherman is going up faster than the framework can and the average price for a home is currently $150,000.
Apartments are also being put up all over town.
"This project is one we get a lot of questions about," city spokesperson Nate Strauch said. "You can see it from the highway and these are big tall buildings."
The duplexes being built off the Highway 75 access road and Woods Street are expected to be finished by October.
"It is something that is indicative of the city's growth," Strauch said. "It is walking distance to downtown and it is something the city is excited about."
Agents say this growth isn't expected to slow down anytime soon.
