DENISON, TX -- The Denison Development Alliance says they have a plan to bring millions of dollars to city they just need a thumbs up from the council and the school board.
The DDA wants to buy land off Highway 75 and F-M 84 from Denison ISD and market that location to businesses. The new high school was originally planned for that location, but is now being built at 75 and 91. The council is set to consider the purchase at Monday's meeting.
Denison ISD Superintendent Dr. Henry Scott says they decided to move the new high school away from Hwy 75 and 84 after learning a toll road could be built at the intersections.
"We did not want to build a school where there would be that much traffic and congestion because of safety reasons," Dr. Scott said.
Dr. Scott says they have no use for the land and do not want it to go to waste. That is why they put it up for sale for $1.25 million dollars.
"The school district really needs to put that land back on the tax roll. We need for it to be productive where it will generate taxes and it will spread the tax base," Dr. Scott said.
The Denison Development Alliance has been the only bidder. Tony Kaai, with DDA, says the land is very marketable and will be especially valuable when the Shuler Property comes to life.
"As that develops and houses are built out there which could be up to 4,000 houses build on this property, two golf courses and a marina. As that develops then that makes more traffic on this corner, and of course you have to have traffic for retail," Kaai said.
Kaai says if the city council approves the buy and the school board agrees to sell the land then they would market the area to retail and industrial business, which in turn would bring more jobs to Denison and increase the tax base.
"It'll spread the burden out amongst our tax base, and our tax payers," Dr. Scott said.
"If it happens it'll be a very good tool for Denison's future," Kaai said.
If the city council approves the DDA to buy the land then the school board will review and choose whether or not to sign a contract to sell the land Tuesday at their meeting.
