Grayson Co., TX – Real estate brokers say selling your home might be tough right now. But there are some incentives out there for people looking for a new home, especially if you're a first time buyer.

"I've had four showings in the past seven months that it's been on the market, it's horrible,” said Sherman resident Keith Scorson.

Scorson says selling his home of three years in Sherman hasn't been easy, the buyers just aren't there.

"It is picking up a little bit, so hopefully you know in the next 6 months to a year it'll get better," said Scorson.

But even though this may not be the best time to sell, real estate broker Dean Gilbert says this is the best time to buy.

"Well you know the real estate values in north Texas are steady, but there's also some really good buys out there. Property values usually go up a few percentages every year and they haven't for the past two or three years, so it's a great time for somebody to jump in the market, especially a first time home buyer,” explained Gilbert.

That's because the Federal Government is offering an $8,000 tax credit to first time buyers or to those who haven't owned a home in the past three years.

"They're not talking about an $8,000 deduction on your income tax, they're talking about Uncle Sam writing you a check for $8,000,” said Gilbert.

Scorson said it sounds good, but isn't sure that's enough to encourage people to close the deal.

"I don't think $8,000 is a lot of money today, so no I don't think that the $8,000 tax break will help anybody personally so we'll see what happens,” said Scorson.

But Gilbert says now, while the economy is slow, is the best time to purchase a new home and the money back is an added bonus.

"Any time you have an economy in the tank the interest rates are down there with them and it's been that way forever and I guess it'll always be that way. So if you wait until houses start going up in value you're going to pay a higher interest rate, so now's the time,” said Gilbert.

This deal won't last for long though, the tax credit expires on December 1, 2009.

"I takes about 4 weeks to get a home loan closed so you've only got two or three weeks to get that home bought to qualify for that $8,000 green back from Uncle Sam,” said Gilbert.
