Foreclosures still a problem in Grayson County
SHERMAN, TX -- It might be a buyer's market, But foreclosure is still a problem in Grayson County. Virginia Cook Realtors say roughly one third of all homes for sale in Grayson County are being sold by a lender, and that includes foreclosures and what are known as short sales.

SHERMAN, TX -- It might be a buyer's market, But foreclosure is still a problem in Grayson County. Virginia Cook Realtors say roughly one third of all homes for sale in Grayson County are being sold by a lender, and that includes foreclosures and what are known as short sales.
A short sale is when the lender is willing to accept less than the amount owed-- to pay off the loan on the home realtors say most people are afraid to call their lender when they're behind on the mortgage. But that could actually be their best option.
"If find yourself behind look and see whether or not the lender will work with you on the loan modification, which means to try to redo the terms of the loan to assist and help you out," said Bruce Stidham, with Virginia Cook Realtors.
Realtors recommend trying to work out a plan with lenders to avoid a foreclosure.
