SHERMAN, TX -- Good economic news for Grayson County--Improvements to downtown Sherman could be coming soon.
Since the completion of the Sherman Town Center, sales tax revenues in the city have been booming, but not every area in Sherman has reaped the benefits of all the new business on the Highway.
One of the areas that hasn't seen growth is downtown Sherman.
"You hate to see the city you grew up in decay, so we are trying to reverse that," said David Baca, of David Baca Studios.
He is hoping to improve the outlook for Downtown Sherman. His company, David Baca Studios, is helping to design and implement improvements to the streetscape. Improvements funded by a TIF, or tax increment financing reinvestment zone.
That takes the financial burden of improving downtown Sherman off of the city and places it on businesses in downtown.
"Downtown Sherman businesses will still be paying taxes, but It is going to advance infrastructure development in Downtown Sherman."
The main focus of the TIF funding will be to improve streetscapes by adding trees, reworking curbs and light fixtures, and hopefully in the end, make downtown a destination for shoppers and shop owners.
"It makes it a more inviting place for people to come and visit, and hopefully for businesses to relocate," said Mayor Bill Magers.
Magers says the project works by allowing those who are most invested in improving downtown to use their tax dollars to help make it happen.
"You allow the business folks in downtown to have a budget and to make the improvements to make our downtown a better place to shop, work and do business," Magers said.
