Long John Silver’s coming to Denison
Restaurant set to take over former Schlotzsky’s building
DENISON, Texas (KXII) -A Long John Silver’s restaurant is coming to Denison and could open as soon as next spring.
Bill Wastoskie, vice president of rural markets - leasing, land sales and acquisition for Centerpoint Commercial Properties, said a franchise group approached him about opening a location at a property that had sat on the market for years.
“We were approached by a group that had large franchise base and they wanted to do a Long John Silvers here... that was actually one of the quickest looks and closes that I’ve done in a long time on a commercial deal,” Wastoskie said.
Remodel underway at former Schlotzsky’s building
Wastoskie said the remodel of the former Schlotzsky’s building could take six to eight months.
He said he expects Long John Silver’s to perform better than the previous restaurant at the location.
“I think the price point in Long Johns and then I mean the brand recognition. I think that’s going to be two strong factors that are going to make them survive and then thrive at this location,” Wastoskie said.
Wastoskie said the new restaurant will also generate sales tax and property tax revenue for Denison.
“I think that right now Denison and Sherman are on the radar for a lot of nationals and regional uses that we’re going to see a lot more... we’re going to see some more fast food brands and QSR brands hit this area in the near future,” Wastoskie said.
Growth extends beyond restaurants
Further south on Highway 75, the Waterloo Trails development is already underway.
Phase one of the development includes 236 apartments and is set to open in late 2027. The Denison Development Alliance said 12 acres along the highway are set aside for commercial use, and the alliance is hoping to land a grocery store.
Wastoskie said he has additional deals in progress.
“I’ve got another deal in the works at 691 to 75 in front of the hospital. We’re also trying to work a couple deals right across from just due north of the Walmart,” Wastoskie said.
